Prepare for the Listing |

The Homeowner
has some pertinent information that the Stellar Choice agent
will need to prepare the listing. All loan information,
including the company name, phone number, and loan
number. Homeowner association information (if applicable),
past water and sewer bill (necessary for the source of water
addendum), and any items that may need to be disclosed that are
not of record. For example, any notification from any entity
about changes in the subdivision such as zoning. Your agent will
give you a list of the necessary items required at the preview
of your home so that you can be better prepared. |

Disclosures |

As the homeowner there are certain disclosures that will need to be
in place. Doing this at the listing appointment is best…as
having them displayed in your home is important. The list of
disclosures is long…and may not all pertain to your home. Your
agent will work with you to have them completed and ready for
your home’s debut. |

Seller's Closing Fees |

Your Stellar Choice agent will prepare a Seller’s "net sheet" for you at the time of the listing agreement. Fees can vary, however typically they include the title commitment, releasing recordings, water escrow, delivery fee for the payoff package, commissions, and if applicable carrying costs. In addition there will be the title company closing fee and property taxes (the amount will depend on the time of year you close). |
