Listing Process

The Stellar Choice agent will first preview your home, taking careful notes of the inclusions, exclusions, and upgrades. It is not uncommon for the information on the public records to be different than what is actually in and of the house. Finished square footage can often be different. Have you made any additions or alterations? Have you added a sunroom or finished a basement? An EXPERIENCED agent will know that the listing appointment is a TWO STAGE process. In order to best serve you… the information must be accurate as we move forward with the market analysis.
 

Market Analysis or CMA

In order to price your home it is paramount to take the accurate information from the preview of your home and incorporate it into the CMA ( Certified Market Analysis).

Stellar Choice will research the past sold homes in your area. We will document everything that has sold recently that is most similar in size, age, and style to your home.

It isn’t always easy (based on the information in MLS) to know what the condition of these homes were. However we can tell much from the information in the MLS, including time on the market. The absorption rate is an important factor too. Looking at the similar homes listed, we can ascertain how long it may take to sell your home.
